The property is provided for commercial use only for the purpose stated in the tenant’s trade license. It is against the law to carry on in the office any trade, profession or business or use the office for any legal, illegal, or immoral purpose and it is not permitted to use the office without a Trade License or any part of it for any purpose which would annoy other tenants. Should a tenant cease to be employed by or sponsored by a sponsor by the requirement of the immigration authorities of the UAE, or a company shall cease to be licensed by the Dubai municipality to carry on business in Dubai, the tenant should inform the management. Should the tenant not have taken up new employment or new sponsorship or shall not have become duly licensed as appropriate, the management has the right to terminate the lease on one month’s notice.
Major maintenance is the sole liability of the landlord. Major maintenance is described as maintenance, including but without limitations, aspects of the structure of the building and include, but it’s not exhausted work required to the roof, and main drainage breakage. All other maintenance is the liability of the tenant. The Tenant undertakes to immediately notify the Landlord in the event of a flood or other incident involving the Property or upon the discovery of any damage or fault in the Property requiring repair or attention. (The Tenant shall be responsible for the payment of any repairs and damage to the Property caused by its occupant’s
negligence). The Tenant undertakes to permit the Landlord entry to the Property for inspection and repairs at any time, including in circumstances where the Tenant is not present. The Landlord will be responsible for the maintenance and repair of air-conditioning, plumbing water, and electrical/electronic system supplied in the Property, The Landlord reserves the right to temporarily stop such services by reasons of accident or emergency or for repairs, alteration,
replacement, or improvements.
Insurance of the content at the property is the liability of the tenants. Should the Tenant wish not to insure the contents at the property, the Landlord will not accept any liability for any loss or damage on account of fire, theft, flood, accident or any such event, at the property during the tenancy period. The Tenant undertakes to take appropriate insurance cover for their personal belongings within the leased premises and for their occupation period.
AED 1,000 will be charged for the returned cheque. Four (4) working days grace period is provided to settle the due amount, otherwise, the tenant will be liable to pay an additional 20% of the returned cheque amount as a penalty. During nonpayment of the cheque amount within 15 days from the cheque bounce date, the Lessor reserves the right to terminate the contract and occupy the tenanted property without any prior notice. The Landlord further reserves their right to initiate legal action at their discretion to recover the amount and or evict the defaulted tenant.The Lessor reserves the right to deduct the amount from the security deposit to cover the cost of unpaid bills (if any), or late payment charges (if any as per the sub-clause). Any deductible amount will be applicable only on prior written communication between the landlord and the tenant.The Lessor reserves the right to collect 5% VAT of the contract value and other applicable tax fees.A non-refundable charge of Dhs. 300/- (Dirhams Three Hundred only) for lost access card replacement or request for an additional access card.The security deposit will be refunded after 60 working days after the inspection is done and approved by the Czar team. If the lease is
breached/terminated/cancelled before the stipulated agreed tenure, then the security deposit will be forfeited.
Any mail forwarded by the Landlord to the address provided in the tenance contract will be deemed as duly served on the tenant.
▪ Upon the tenant’s final handover of the office space to Czar Workspace, any necessary deductions for upkeep and maintenance—including but
not limited to carpets, walls, furniture, fixtures, and general restoration— shall be made from the tenant’s security deposit.
▪ The deductions shall range from AED 1,000 to AED 2,000 or more, depending on the size of the office and the extent of maintenance required to restore the premises to its original condition, subject to an inspection conducted by Czar Workspace.
▪ Czar Workspace reserves the right to assess and deduct the appropriate amount from the security deposit before its refund. Any remaining
balance shall be refunded to the tenant after 45 working days from the final inspection and approval.
This contract cannot be breached/terminated/cancelled for a minimum period of 6 months. Any termination notice can be served only after the lock-in period.
The tenant will ensure that the property handed over by the landlord is in good condition. The Landlord has the right to deduct the cost of any damages to the property from the Security deposit before refunding the same at the end of the contract. In case the cost of the damage is more than that of the Security deposit, the tenant agrees to pay the difference. The security deposit will be refunded after 45 working days post the clearance of the final inspection which
will be done by the Czar team in the presence of the tenant. If the lease is breached/terminated/cancelled, then the security deposit will be refunded after 90. working days after the inspection of the office space carried out by the Czar team in the presence of the tenant.
